Elementary School in Planning Area 5B

On behalf of the Irvine Unified School District, UltraSystems prepared environmental studies and assessments in accordance with CEQA and the California Department of Education (CDE) for the 10-acre Planning Area 5B Elementary School. The project area was formerly leased by Hines Wholesale Nurseries, Inc. (Hines), which used the site for ornamental planting storage and vehicle maintenance. UltraSystems identified areas of potential concern with regards to the former use of the site. Soil gas and soil matrix samples were collected by UltraSystems within the AOPCs and analyzed for the potential contaminants. A human health risk assessment (HHRA) was completed to demonstrate that, after impacted soils were removed and properly disposed, the property was safe for school use. The DTSC approved the PEA and HHRA. The Traffic Study concluded that proposed roadways and infrastructure were suitable to accommodate school traffic, and the Geohazard Study demonstrated that potential impacts from natural hazards and buried high-pressure pipelines were less than significant. The IS/MND was completed within the approved budget, and adopted by the Board of Education. The school project was subsequently approved by the CDE.
