Miramar Plaza, Mixed-Use Development, Environmental Impact Report

UltraSystems was retained by the City of San Clemente to prepare an Initial Study/EIR (IS/EIR) in compliance with the California Environmental Quality Act (CEQA) for the proposed Miramar Plaza mixed-use development project.  This project was to have included a range of uses, including:  residential units, timeshare units, a restaurant with associated bar,office, and commercial uses.  The historic Miramar Theater and bowling alley were to be demolished for development to occur.

The proposed site comprised of an entire city block, located along North El Camino Real between Avenida Pico and Boca de La Playa, in the northern gateway of the City. The architectural style for the proposed project was Spanish Colonial Revival, and the project includes a podium-style development with four stories of above ground retail space, along with two-levels of subterranean parking.
